This single-level contemporary home features three comfortable bedrooms, two bathrooms, and welcoming gathering spaces designed for connection and comfort. The bright kitchen and open dining area create an inviting setting for shared meals, while the living room’s swivel chairs offer the perfect place to take in the stunning views or unwind with a movie night. Elevated West Sedona setting with red rock views from every bedroom. Each of the three bedrooms opens directly to an outdoor patio or deck via sliding glass doors — the views are the property's primary draw and the layout is built around them.
3 bedrooms, 2 bathrooms, sleeps 6. Two kings and one queen; the primary and Bedroom 2 share the main-level bathroom, while the lower-level king has its own patio access and shares the same bathroom. No en-suites.
Well-positioned for West Sedona trailheads. Airport Mesa Vortex is 1.3 miles out, Coffee Pot Rock and Thunder Mountain trails are nearby, and Tlaquepaque is 3.2 miles. The location suits hikers more than those primarily interested in Uptown Sedona's restaurant and gallery strip.

Guests & Occupancy

  • Approved Guests: Property may only be used as a personal vacation residence by approved guests listed on the reservation.
  • Maximum Occupancy: Occupancy may not exceed the limit stated in the reservation agreement. Unauthorized guests are subject to a $250 per person, per night fee and may result in eviction without refund.
  • Guest Responsibility: Primary guest is responsible for all visitors, damages, fines, excessive cleaning, and violations caused by anyone accessing the property during the stay.
  • Commercial Use: Commercial activities, unlawful use, nuisance behavior, or violations of HOA/community rules are prohibited and may result in eviction without refund.
  • Reservation Approval: All reservations are subject to owner and management approval.

Events & Noise

  • Events & Parties: Weddings, receptions, parties, and large gatherings are not permitted. Violations may result in immediate eviction and forfeiture of rental payments.
  • Quiet Hours: Loud noise, music, and disruptive vehicle noise are prohibited between 10:00 PM and 7:00 AM per local ordinances and HOA regulations. Guests may incur fines, eviction, and forfeiture of rental payments for violations.

Prohibited Activities

  • Pets: Pets are not allowed unless pre-approved in writing through a signed pet addendum. Unauthorized pets incur a $2,000 fee plus additional cleaning costs and may result in eviction without refund. Service animals permitted by law require advance written accommodation requests.
  • Smoking/Vaping: Smoking is prohibited on the premises. Guests are responsible for all smoke-related damages, remediation costs, and potential canceled booking losses caused by smoke odors. Violations may result in eviction without refund.
  • Illegal Substances: Illegal drugs, unlawful activity, and underage alcohol possession are prohibited and may result in eviction without refund.
  • Fireworks: Fireworks are prohibited. Guests are responsible for all resulting damages or liabilities.

Equipment & Amenities

  • HVAC Rules _(if equipped)_: Air conditioning may not be set below 72°F, heat may not exceed 78°F, fan settings must remain on “Auto,” and doors/windows must stay closed while HVAC is operating. No refunds are provided for HVAC malfunctions.
  • Pool & Spa _(if equipped)_: Pools and spas may not be fenced or secured. Use is at guest’s own risk. Guests are responsible for damages caused by misuse or negligence.
  • TV/Internet Services: TV, cable, satellite, and internet services are provided as a convenience only. No refunds are provided for outages, speed issues, content limitations, or service interruptions.
  • Maintenance Reporting: Guests must promptly report maintenance issues, malfunctions, or damages. Failure to report issues may result in liability for resulting damages or repairs.
  • Parking: Street parking is prohibited. Vehicles violating city or HOA parking regulations may be ticketed or towed at guest expense.
  • Entry Access: Management may enter the property for repairs, maintenance, emergencies, inspections, or authorized showings with reasonable notice when applicable.
  • Amenities Supplies: Starter supplies are provided, but guests are responsible for purchasing additional consumables needed during the stay.
  • No Refunds for Malfunctions: System failures, appliance issues, utility interruptions, or equipment malfunctions do not qualify for refunds.

Checkout & Care

  • Cleaning: Cleaning fees are mandatory and non-refundable. Excessive cleaning beyond standard turnover cleaning will result in additional charges.
  • Property Care: Guests must keep the property clean and sanitary and properly operate all furnishings, appliances, and fixtures.
  • Damage Responsibility: Guests are responsible for damage beyond normal wear and tear, including unreported damages discovered after checkout.
  • Keys & Departure: At checkout, guests must return all keys/openers, remove all belongings, vacate parking/storage areas, and leave the property in substantially the same condition as arrival.
  • Lost Items: Management is not responsible for lost or stolen items. Returned items incur shipping costs plus a $25 handling fee. Unclaimed items after 30 days may be donated or discarded.
  • Shipping Packages: Packages shipped to management incur a $10 per package fee. Returned packages after departure incur shipping charges plus a $25 handling fee.

Liability & Disclaimers

  • Reservations are non-refundable unless a cancellation waiver was properly purchased and exercised according to policy terms.
  • Not liable for weather, natural disasters, wildfire smoke, road closures, pandemics, construction, utility interruptions, travel restrictions, or other events beyond its control.
  • Nearby construction may occur and is outside management’s control. No refunds or compensation will be provided for related disturbances.
  • If the property becomes unavailable due to circumstances affecting habitability, management may offer a comparable property or issue a refund of payments made.
  • Not liable for failures involving utilities, plumbing, HVAC, appliances, pools, spas, internet, or other systems.
  • Guests assume responsibility for personal belongings, vehicles, injuries, and risks associated with use of the property and amenities, including pools and spas (if equipped).
  • Insurance Recommendation: Guests are encouraged to obtain travel and personal property insurance coverage.
  • Damage Waiver & Credit Card Authorization: Guests authorize charges to the card on file for damages, excessive cleaning, fines, missing items, unauthorized guests, or rule violations
