Private deep-water dock with direct access to Nantucket Sound from Prince Cove — one of the genuinely rare amenities on Cape Cod — sits on one of the most coveted waterfront streets on the Cape, in a private, wooded setting with panoramic water views and the ability to boat directly to the Sound from your backyard.
Both an outdoor saltwater infinity pool with hot tub and a 50-foot indoor lap pool with indoor hot tub — the outdoor pool faces the water with fire pit and extensive decking; the indoor pool room enables year-round swimming regardless of weather. Critical note: the indoor pool is not heated during peak summer (June through September). The indoor hot tub is new as of 2025.
A 6,500-square-foot contemporary home across three levels, sleeping fourteen in seven bedrooms — soaring ceilings, multiple skylights, banks of windows, two double-sided fireplaces, a step-down sunroom, and a chef's eat-in kitchen set the architectural tone throughout. The lower level has two bedrooms and baths with their own living area and TV — ideal for giving kids or a second family complete separation.
Full entertainment wing with a custom bar, billiards table, ping pong, basketball hoop, swing set, and trampoline — the depth of indoor and outdoor entertainment is exceptional and repeatedly cited as what makes this property work for multi-generational groups who might not leave the property at all.
Not beachfront — the nearest public beaches are 3–6 miles away — the property's draw is the cove, the dock, the pools, and the grounds rather than beach proximity. Hamblini Pond Beach is 2.6 miles and Craigville Beach 6 miles; a beach pass is provided. Mashpee Commons dining and shopping is 10 minutes.
The Chatham and Hyannis restaurant scenes are a 20–30 minute drive — the Marstons Mills location is secluded and private by design. Groups who want walkable dining or beach-town energy should note the tradeoff; those who want a resort-within-a-compound will find nothing comparable on the Cape at this amenity level.

Incredible home with gorgeous view, awesome kitchen with everything you could possible need; comfortable beds with spotless bathrooms and enough games, including pool table, ping pong table (outside) and too many other fun things to mention. This was a birthday getaway for six sixty something friends but we wished we could have had grandkids with (well, part of the time) to enjoy all the kid friendly items including the indoor pool. The weather was gorgeous so we spent our time at the outdoor infinity pool with spa. We almost overlooked the two bedrooms and baths on the lower level with its own living area w/tv. Oh, there is a HUGE tv in the family area on main level. Things we missed or almost missed: ice machine in billiard room, garbage and recycling bins in kitchen island opposite refrig. Highly recommend!
