40 feet of deeded private sandy beach on Nantucket Sound, a two-minute walk down a path from the house — the beach is exclusive to this property with no shared access. Views of the Sound extend from every principal room and the back deck.

Six bedrooms across two floors, each with either a private or shared en-suite bath — the king primary suite has a sea-view balcony and full private bath; the first-floor queen has its own full bath; the four remaining bedrooms on the second floor are served by two full hall baths between them. Five and a half baths total for 14 guests is a genuinely favorable ratio.

Gourmet kitchen with state-of-the-art appliances, marble and hardwood floors throughout, and a transom window package built around the water views — the interior finish quality is a consistent standout across 15 reviews spanning several years. Beach towels, chairs, umbrella, cooler, all linens, and full-size bath amenities in every bathroom are all included.
